Short-term letting in Ireland — the Fáilte Ireland register, your principal residence and 90 days

In Ireland, every short-term let of 21 nights or less is moving onto one national register run by Fáilte Ireland: the Department says it opens on 1 December, with registration due by 31 December 2026 and renewed each year. Planning rules decide the rest. Letting rooms in the home you live in is exempt; letting the whole home while you are away is allowed up to 90 days a year, and beyond that it needs change-of-use permission. In towns of over 20,000 people no new short-term letting permissions are being granted. Mekavo Stay keeps your register number on the place, where your page can show it, and counts your nights across every site.

Mekavo is software, not a regulator. The register is Fáilte Ireland's, and the host registers personally; planning permission is a matter for your local council. There is no tourist tax in Ireland. In an apartment, the management company's house rules and your lease can forbid short lets, so check them first.

Why is it free?

💼

Paid for by our other software

Mekavo earns from the tools other businesses pay for. Stay is free for hosts — every feature, every place, your whole team. If that ever changes, we will tell you well ahead of time.

💷

Never a cut of your booking

Guests pay you — cash, bank transfer, or online through your own Stripe account. The money goes to your account. Mekavo takes nothing.

🤝

Your guests stay yours

Your page, your guests' phone numbers, your reviews on your own Google listing. Nothing is hidden behind a platform.

How it works

1

Add your place

Photos, rooms, price a night, house times. Choose whether guests see the street, or only the area until you accept them.

2

Link your calendars

Paste your Airbnb, Booking.com or Vrbo calendar link once. A night booked anywhere is closed everywhere.

3

Share your page

Switch your booking page on and send the link. Guests ask to book in their own language — no account needed.

4

Answer in a tap

Accept on your phone and send your answer on WhatsApp — already written in the guest's language — then the arrival info.

☀️ Your day on one screen

Open Today and see who arrives, who leaves, who is staying and which place to clean — across every place you have.

📅 Bookings without double bookings

Keep the sites you already use. Mekavo reads their calendars and shares yours, so every night is in one place.

🗝️ Guests who feel looked after

Everything a guest needs, in their language, on the WhatsApp or Telegram they already use.

💳 Your money, your rules

Write down what was agreed and what was paid, and let guests pay online straight to you.

✅ Proof your place is real

Guests worry a place is not what the photos show. Each proof carries its date; the on-the-spot check and the filming fade after a year unless you renew them.

Questions hosts ask

Is Mekavo Stay really free?

Yes. Every feature, every place and as many people on your team as you need, with no commission on your bookings. Mekavo is paid for by its other software. If that ever changes, we will tell you well ahead of time.

Do I have to leave Airbnb or Booking.com?

No. Link their calendars and a night booked there is closed on your page, and the other way round. Many hosts keep them and take direct bookings with no commission on the side.

Who do my guests pay — me or Mekavo?

You. In cash, by bank transfer, or online through your own payment account where one works in your country. Mekavo never holds your guests' money.

Can my cleaner use it without seeing my guests' details?

Yes. Invite them as a cleaner: they see the places and the times to clean, and their checklist — never guests' phone numbers, bookings or money.

Will my home address be public?

Only if you choose. By default guests see the town and area; the full address is sent to a guest once you accept them.

Does Mekavo register my guests with the authorities or pay my taxes?

No. Where your country requires a guest report or a registration number, Stay reminds you and keeps the record, but you file it yourself, on the official service.

When must I register?

The Department says the Short-Term Letting Register opens on 1 December and registration is due by 31 December 2026, for stays of 21 nights or less. Check Fáilte Ireland's page before the deadline.

Can I let my whole home while I'm away?

Yes, up to 90 days a year under the planning rules; beyond that it needs change-of-use permission. Rooms in the home you live in are exempt. Mekavo counts the nights for you.

Do I charge a tourist tax?

No. Ireland has no tourist tax. Your receipt shows the price and any cleaning fee, with no tax line unless you add one.
